A Chemical Hardener, Not a Coating

A concrete densifier is a liquid hardener that soaks into the top few millimetres of a slab and reacts with the free lime - calcium hydroxide - inside it, converting it into calcium silicate hydrate (CSH), the same compound that gives concrete its strength. The reaction permanently hardens the top 3-5mm of the surface, locks down dust and never needs recoating, because nothing sits on top of the slab - the concrete itself becomes denser. On commercial floors across South East Queensland, densification typically costs $15-40 per square metre, and the floor is back under full traffic within 24 hours.

That "not a coating" distinction is the whole point. Epoxies, sealers and overlays are films - they protect brilliantly while they're intact, but every film has a recoat cycle, and a failed, peeling coating has to be prepped or removed before anything else goes down. A densifier can't peel, because there's nothing to peel: once the reaction has happened, the hardened surface is simply part of the slab. Our densification service uses a premium colloidal silica system, applied as an authorised Oxtek applicator.

This guide walks through the chemistry in plain terms, what it does for dust and wear, how densification compares with sealing and epoxy, what it costs, and what actually happens on application day.

The Chemistry: Free Lime Into Calcium Silicate Hydrate

Inside hardened concrete there's calcium hydroxide - the trade calls it free lime - along with a network of microscopic pores. A colloidal silica densifier is ultra-fine reactive silica suspended in water. Sprayed onto a clean, open slab, it penetrates those pores in the top few millimetres and reacts with the free lime it finds there.

The product of that reaction is calcium silicate hydrate - CSH - the same compound that gives concrete its strength in the first place. In other words, the densifier converts the free lime in the surface into more of the stuff that makes concrete hard. The new CSH fills the micro-pores and locks down loose particles, leaving the top 3-5mm of the slab denser, harder and more abrasion-resistant.

Because the reaction happens inside the concrete rather than on top of it, the result is permanent. There's no film to wear off, no recoat schedule and nothing to strip - the cross-section below shows the difference between an untreated surface and a densified one.

The densifier penetrates the surface and converts free lime into CSH, permanently hardening the top 3-5mm of the slab.

What That Means for Dust, Wear and Looks

Start with dust, because it's the problem densification solves most visibly. A bare slab gives off fine concrete dust from loose particles at the surface, and densification stops that at the source: the CSH fills the micro-pores and binds the loose particles that would otherwise become airborne. The practical result is cleaner air, easier housekeeping and fewer maintenance complaints.

The same reaction is what handles wear. With the top 3-5mm of the slab chemically hardened, abrasion and impact resistance rise dramatically - which is what you want under forklifts, pallet jacks, vehicles and heavy foot traffic.

Visually, the change is subtle. Densification doesn't add a coating and doesn't change the colour of your concrete: after burnishing you'll typically see a slight natural sheen and a more uniform appearance, but the floor still reads as raw concrete. If you want a glossy finish, we pair densification with a topical sealer or a polish - the treatment underneath stays the same.

A densified floor still reads as raw concrete - no film on top, just a denser, harder, dust-free surface.

Densifier, Sealer or Epoxy: Which Does What?

The three treatments solve different problems, and the confusion between them costs people money. A sealer sits on top of the concrete or just inside the pores to repel water and stains. A densifier chemically reacts with the slab to make the concrete itself harder and denser. An epoxy floor is a bonded resin coating - a finished, sealed surface in your chosen colour, at published rates from $85 per square metre plus GST, with vehicles kept off for 48-72 hours while it cures.

Densification and sealing are complementary rather than competing: densification handles wear, hardness and dust, while sealing handles staining and chemical resistance. Many commercial floors get both - densified first, then sealed by our Brisbane concrete sealing team. For a deeper commercial comparison, our guide to warehouse floor coatings in Brisbane puts epoxy and densification side by side.

What Densification Costs in South East Queensland

Most commercial densification projects fall between $15 and $40 per square metre, with larger areas at the lower end of that range. Four things move the number: the slab's area, its condition, how much preparation it needs, and access. We provide a clear written quote after an on-site assessment, so the full scope and price are known up front.

For context against the treatments it's most often weighed up with: epoxy systems run to our published rates from $85 per square metre plus GST for a standard two-coat solid colour, and residential clear sealing starts at $30 per square metre plus GST including preparation and two coats. Densification has the lowest starting rate of the three - and because we can treat 500-1,000m² in a working day with the floor back under full traffic within 24 hours, it's also the fastest back into service.

What Happens on Application Day

Preparation does most of the work. We profile and clean the slab with a planetary grinder, which opens the pores and removes any contaminants sitting on the surface - the densifier can only react with what it can reach. The colloidal silica then goes on with low-pressure sprayers and is worked into the surface with microfibres or burnishing pads.

The chemical reaction cures over a few hours, and we finish by burnishing the floor to lock in maximum hardness and that subtle natural sheen. Application is fast - we can typically densify 500-1,000m² in a working day depending on slab condition, the floor is walkable within hours, and it's ready for full traffic within 24 hours. For most jobs the floor is back in service the same day or the next morning, and for live commercial sites we offer after-hours and staged applications so the operation keeps running.

Timing-wise, both ends of a slab's life qualify. New pours can be densified once they've cured, typically 14-28 days after placement. Existing slabs in any condition can be treated after grinding and cleaning - and older floors often benefit the most, because they're already showing the wear, dust and surface deterioration that densification directly addresses.

Which Floors It Suits - and Which It Doesn't

Densification earns its keep wherever wear, dust and longevity matter on a bare concrete floor: warehouses, distribution centres, workshops, manufacturing facilities, retail floors, showrooms, garages and gyms, plus residential garages and polished concrete living areas. We treat slabs from a single bay up to 10,000m²-plus - from distribution centres in Acacia Ridge to workshops on the Gold Coast and retail floors on the Sunshine Coast.

The products are water-based, low-VOC and non-toxic once cured, with no solvent smell and no hazardous run-off during application - safe for indoor commercial environments including food-handling facilities and warehouses with active staff.

It isn't the answer to everything. If you want colour, pattern or a decorative finish, that's coating territory, not chemistry. If the goal is stain protection on an outdoor driveway or patio, sealing is the right tool. And if you need a sealed, high-gloss, chemically resistant surface in one system, epoxy or a densify-then-seal combination does that job. Our comparison of every concrete coating option walks through where each one wins.

The Oxtek System and the 15-Year Warranty

FAQs

Common questions about concrete densification and hardening.

What is a concrete densifier made of?

The system we apply is a colloidal silica densifier - ultra-fine silica suspended in water. It's water-based, low-VOC and non-toxic once cured, with no solvent smell and no hazardous run-off, which is why it's safe for indoor commercial environments including food-handling facilities and warehouses with active staff.

How long does concrete densification last?

It's permanent. The densifier chemically reacts with the free lime inside the slab to form calcium silicate hydrate, so the treatment becomes part of the concrete itself - there's no film to wear off and no recoat cycle. Burnishing and basic floor maintenance keep the surface at its best, but the densification never needs reapplying, and qualifying jobs carry a written 15-year Oxtek manufacturer warranty.

How much does concrete densification cost in Brisbane?

Most commercial densification projects fall between $15 and $40 per square metre, with larger areas at the lower end of that range. Slab area, condition, the preparation required and access all move the number, so we provide a clear written quote after an on-site assessment.

Can you densify an existing warehouse floor, or only new concrete?

Both. On existing slabs we grind and clean the surface first to open the pores and remove contaminants - older floors often benefit the most because they're already showing wear, dust or surface deterioration. New pours can be densified once they've cured, typically 14-28 days after placement.
